My brother, Brian Smith, and I are the Co-Executors of our deceased mother’s estate, and are offering our family home for sale as part of the liquidation of her estate. Location of the Property
Our family home is located west of Granville Street between Angus Drive and the Arbutus Greenway just north of Southwest Marine Drive. The property’s entire eastern border runs along the Arbutus Greenway so there is no neighbour on that side of the property. There is no neighbour directly across the street either due to the path of the Greenway. There is only one adjacent property, and that is on the western property line and it is well hidden behind hedges. Our stretch of West 68th is nicely treed and has no through-road. Our neighbourhood contains large lots, which allow for larger homes and greater privacy. Since there is very little traffic on our street, we enjoy absolute quiet in the heart of the city in a park-like setting. The Arbutus Greenway is a 9-kilometre cycling and walking path that runs from the Fraser River to the False Creek waterfront in downtown Vancouver. It is accessible by short footpaths from the front and back of our property. The City of Vancouver has plans to continue the eco-friendly development of this Greenway. These plans include miles of community gardens with gazebo-style way stations along the way for rest and relaxation in a natural setting. The Greenway spans 6 of the West Side’s finest neighbourhoods: Marpole, Kerrisdale, Fairview, Shaughnessy, Kitsilano, and False Creek. The value of having direct access to the Greenway without having to drive to it cannot be underestimated. Zoning and Size of the Property
The City of Vancouver has zoned our neighbourhood RS-1, which means that this district will continue to consist of single-family residences with some low-density residential development on larger lots. There is no high-density development planned for this area, allowing the next owner(s) uninterrupted enjoyment of this property for generations to come. Our property is an oversized 8,352 square foot lot, which is more than twice the size of a typical lot in Vancouver, which is 33′ x 122′ or 4,026 square feet. Duplexes are now allowed on over 90% of the RS-1 lots in Vancouver. In addition, each side of a duplex can now have a secondary suite. Secondary suites are not counted in the allowable floor space ratio (FSR) of new buildings, so they are in addition to the allowable FSR. The elevation of our lot slopes downward from the front of the property to the rear, where it meets the alley. The difference in elevation from front to back is about 10-15 feet, which means that secondary suites could be designed to have ground-floor entries and plenty of natural light to brighten them up. Here is a short list of possible uses of our property:

The Auction and Bidding Process
As Executors we are legally obligated to obtain the highest price for the estate’s property. To that end we have set a minimum bid price for the property at $3, 300,000.00 CAD. We will seriously consider all bids at this level or higher and will get back to each bidder in a timely fashion. When making an online bid please be sure to indicate how long the bid is good for and we will respond within that time frame. All online bids will be considered Proposed Offers until one is accepted. Once a bid is accepted, we will email our approved Purchase Agreement to the winning bidder. No sale will be concluded without the approved Purchase Agreement being signed by both parties.
